Chapter 01

One Visit, One Continuous Video

Aerial video paired with a video walkthrough of the property adds another dimension over photography alone. It gives a buyer something a gallery of stills cannot: the sense of moving through the rooms in the order they would actually walk them, then rising up to see where the house sits and what it backs onto. The same footage does double duty too, useful not just for marketing this one listing but for the next listing appointment, when an agent wants to show a seller what their own marketing will actually look like before anything is signed.

Every option below comes off the same site visit as the HDR photography, planned around the same light. Video and photo packages can be purchased together or separately depending on what the listing needs, and none of it depends on a second trip back out to the property.

Gimbal Only, or a Walkthrough With an Aerial Bookend

The simplest version is a straight gimbal walkthrough: a smooth, stabilized pass through the property, room to room, with the camera doing the moving so nothing in the frame has to. That footage stands on its own for a listing that just needs a clean, calm walkthrough to sit on the listing page next to the stills.

Add an aerial intro and outro and the shape of the video changes. It opens from above, drops down to the front door, hands off to the gimbal for the interior, then closes the same way it opened. That single rise and fall at the front and back does the same job a still aerial photo does on its own, placing the home in its block, except as a moving transition instead of a static frame. A walkthrough built this way reads as a more finished piece of marketing than the gimbal-only version, even though the interior footage inside it is identical.

Chapter 03

The Agent Guided Property Tour and the Intro to Home Tour

The Agent Guided Property Tour puts the agent in the video instead of leaving the camera to move through an empty house on its own. Capture the lifestyle with a guided home tour where you can actually take people on a guided walk through of the home and highlight the key features yourself, in your own words, the features you already know matter to this particular buyer because you have had the conversation with them.

An Intro to Home Tour is the shorter version of the same idea: the opportunity to personally introduce your listing before the full video tour begins, to share key highlights, set the tone, and connect with buyers right from the start, then hand off to the walkthrough footage for the rest of the property. Either option changes who the video is really for. A gimbal-only walkthrough is aimed at a buyer scrolling a listing site on their own. Put an agent in front of the camera and the video also starts working as the agent's own introduction, the kind of clip that earns its keep at the next listing appointment as much as it does on this one.

Neighborhood and Community Amenity Cuts

A Neighborhood Video & Lifestyle Tour is a cinematic highlight of a community's lifestyle, amenities, and local charm, built to help buyers connect with the neighborhood around a home rather than the house alone. It earns its place on a listing where the area is doing real work in the sale, a walkable stretch of Ocean Beach or a block with an obvious sense of place, the kind of street a buyer would ask about even if the house itself were smaller than they wanted.

The Community Amenities Video Tour goes further, capturing the neighborhood's most desirable features, including parks, pools, clubhouses, fitness centers, walking trails, nearby shopping, and local attractions the home itself does not include but the address gives you access to. It is worth the extra footage on a property inside a managed community with real shared facilities, and it is not worth it on a standalone house with nothing beyond its own lot line to show.
